Guest agreement
Welcome to Ora's Place BNB! To ensure a comfortable and enjoyable stay for all our guests, we kindly ask that you review the following terms and conditions.
Check-In/Out:
− Check-in: 3:00 PM
− Check-out: 11:00 AM
− Early check-in or late check-out must be arranged in advance and may be subjected to additional cost. Guest(s) arrival time after 3pm check-in is flexible. Guest(s) departure time before 11am check-out is also flexible.
Payment & cancellation policies
Please familiarize yourself with our payment and cancellation policies to avoid any misunderstandings during your stay.
Total Cost: As per your booking reservation, reflecting the nightly rate and length of stay. (Note: Total cost may vary depending on booking site due to their site fees and tax collected)
Deposit: A deposit of 50% of the total cost is required at the time of booking to secure your reservation. (Exception Note: Booking sites i.e Airbnb, Vrbo, Booking.com, policy takes precedence)
Balance Due: The remaining 50% balance is due upon your arrival at Ora's Place BNB. (Exception Note: Booking sites i.e Airbnb, Vrbo, Booking.com, policy takes precedence)
Cancellation Policy:
- For stays of 1 to 2 nights: A full refund will be issued if the cancellation is made within 48 hours before the scheduled check-in time. (Exception Note: Booking sites i.e Airbnb, Vrbo, Booking.com, policy takes precedence)
- For stays of 3 nights or more: A full refund will be provided if the cancellation is made at least 5 days before the scheduled check-in time. (Exception Note: Booking sites i.e Airbnb, Vrbo, Booking.com, policy takes precedence)
House rules for a pleasant stay
To ensure a comfortable and respectful environment for all guests, we kindly ask you to adhere to the following house rules:
- No smoking is allowed inside the premises. As well as the porch and deck areas.
- Guest(s) cooking is not allowed with the kitchen's stove and oven. This is due to Niagara falls city bylaw for bed and breakfast (BNB) properties. Note: In Niagara falls there are separate policy for BNB vs Airbnb. This property is a licensed BNB.
-Guest(s) are not to damage or remove host property items (i.e furniture, paintings, etc.) from the premises.
- Pets are not allowed unless pre-approved by the host. Please contact us in advance to discuss arrangements.
- Quiet hours are observed from 10:00 PM to 7:00 AM. Please be mindful of noise levels during these hours.
- Only registered guests are allowed on the property. Visitors must be approved by the host.
- Maximum occupancy is 2 persons per bedroom. Please adhere to this limit for safety and comfort.
- Guest(s) must comply with the City of Niagara Falls Noise Control By-law [No. 2004-105, as amended by By-law 2005-73, By-law 2007-28, and By-law 2014-155], which prohibits excessive or unreasonable noise, especially during night time hours. See links above.
- Note: Host is onsite in a separate section (lower level) of the property. The rooms on the 2nd floor of the property are unoccupied and locked during the guest(s) stay while they are on the main floor.
Liability waiver
To ensure a safe and worry-free stay, please take note of our liability waiver:
- The guest(s) agrees to hold harmless the B&B owner from any liability for loss, injury, or damage to persons or property during the stay.
Municipal accommodation tax (mat)
Please be aware of the Municipal Accommodation Tax applicable to your stay:
- A flat rate of up to $5.00 per night is included in the total cost of the stay, in accordance with the City of Niagara Falls regulations.
-Note: This tax is in addition to the 13% GST/HST for Ontario
Emergency contact information
Your safety is our top priority. In case of any emergency, please use the following contact information:
- In case of emergency, call 911.
- For non-emergencies, contact the host at 289-236-7620.
Guest(s) acknowledgement
By proceeding with your booking and online check in through the 3rd party platforms (Booking sites), you (the guest(s)) acknowledge, agree and accept the terms and conditions.
- By completing a direct online booking, the guest(s) acknowledges that they have read, understood, and agreed to the terms and conditions outlined in this agreement.
- This acknowledgment is binding and serves in lieu of a physical signature.
Extra charges
Please note the following potential extra charges applied:
- There is a minimum $35 cleaning fee that is charged for cleaning requirements. Note: This amount is already factored in your total cost for bookings through 3rd party platforms like Airbnb, Vrbo, Expedia, Booking.com, etc.
